4. How do you determine the value of my house?
We start with a CMA (Comparable Market Analysis).What this means is we look at all the houses that recently sold within a 1 mile radius of your house. We then select the houses with the square footage, number of beds/baths etc.Next We look at their sold price to get an approximate market value of your house.
2. We Determine The Cost Of Repairs.
This is the cost needed to get your property to the same condition as as recently sold houses in your area.
During the walk through we note what needs to be repairing. We do this with the help of our trusted contractors.
3. We Make You An Offer.
Based on our findings which we share with you, we will present you with our offer. The offer will explain in full detail the repairs needed and CMA of your market. There is a no obligation to accept or decline our offer. It is free to you.
If you decide to accept our offer, we can discuss a closing date. You will receive your cash and be completely done with the house! Congratulations, you sold your house without any hassles, fees or commissions.
5. Are there any fees or commissions to work with you?
You pay Nothing. All fees related to buying your house are paid by us.
6. Do you pay fair prices for properties?
Yes! We pay fair prices. But please be aware there is a difference between a fair price and market value. Many of the houses we buy are below market value (we do this so we can rent or resell it at a profit to another home owner). We are looking to get a fair discount on a property. In our experience, many sellers are not expecting a large windfall on the property. Rather they appreciate that we can offer cash and quick closing.
7. My house is in terrible condition, will you still buy it?
